Housing Debt

This project, funded by Clackmannanshire Council's Housing Services, aims to improve tenancy sustainment and prevent homelessness by assisting Clackmannanshire Council tenants who have rent arrears.

We provide a full debt and income maximisation service which includes arranging payment of arrears, both rent & council tax, renegotiating other debts e.g. bankruptcy applications, informal & formal payment arrangements such as the debt arrangement scheme & trust deeds.

We can also provide representation in court for tenants facing eviction, guiding clients through the process of possession proceedings. The project provides a holistic preventative approach aiming to improve tenancy sustainment, ensuring that eviction is always a last resort.

Clackmannanshire Community Voice Private Sector Housing Advice Project

Funded by the Clackmannanshire Community Voice Fund, this project provides advice to Tenants within the Private Housing Sector, prioritising early intervention and crisis management.

The project will highlight Private Tenants rights and responsibilities and will aim to prevent evictions and encourage good relations between tenants and landlords.

Tenants will be given support to remain in their property through the provision of income maximisation, energy efficiency advice, and mediation.

This project may provide representation in courts and tribunals, depending on circumstances and availability.

This is a part time project operating on Mondays and Tuesdays and alternating Wednesdays from 9am-4.30pm.

Private tenant’s rights *not an exhaustive list* include:

Knowing whether your landlord is registered on a Council register, or ought to be, and if not, what can be done.

Knowing a landlord can ask for up to 2 months rent as a tenancy deposit which must be then placed in an approved Tenancy Deposit Scheme and send you the details within 30 working days from your tenancy start date; and knowing how to initiate retrieving this deposit once the tenancy ends.

Knowing that your home meets the repairing standard and the tolerable standard, to ensure you have a safe, secure, wind and watertight  home and what to do if this is not the case.

Knowing that a landlord ought to provide a valid reason(s) from one of 18 grounds, with correct notice periods, should they intend to start an eviction process.
